BREEAM is sometimes referred to as BREEAM Assessment Ratings, BREEAM Reports, BREEAM Rating, BREEAM Assessments, BREEAM Assessors.

What Is A BREEAM Rating?

The BREEAM ratings for new, non-domestic buildings in Greater Manchester are as follows: Pass (standard good practice) for the top 75%, Good (intermediate good practice) for the top 50%. Very Good (advanced good practice) for top 25%. Excellent (best practice) for top 10% and Outstanding innovator) for the top 1%.

The maximum score a building can achieve in Greater Manchester is 100% from a BREEAM assessment. It used to be that 'Good' was the maximum level that could be achieved, however in 2008 a new 'Outstanding' category was added. The percentage required for each level remained the same despite this.

What Are The Benefits of BREEAM?

It's the hope that the BREEAM assessment will help building owners and designers improve their carbon footprint across Greater Manchester and make better use of their resources. A BREEAM certification is a way of validating how good a building is in terms of the environmental impact through a globally recognised standard.

BREEAM aims to show that by building with the local area in mind, though capital costs may increase, you should save on operational costs in the long-term. This limits investor costs and makes the building more attractive when it comes to selling.

What Does BREEAM Stand For?

BREEAM stands for Building Research Establishment's Enviromental Assement Method and was first published in 1990 by the Building Research Establishment (BRE) that covers Greater Manchester.

How Is BREEAM Assessed?

BREEAM's aim is to educate building designers, owners and occupiers throughout Greater Manchester about the impact their building has on the local area. To do this, BREEAM gives a rating of Outstanding, Excellent, Very Good, Good or a Pass based on transport, waste, energy, health, water, pollution, materials, management and ecology.

How To Achieve BREEAM Excellence

To achieve an Excellent score in Greater Manchester you'll need to score 70% or above where an Outstanding rating is for 85% and up. To just pass the assessment the building will need to score 30% or above with anything lower marked as Unclassified.

Today takes 2 of our engineers, air testing this enormous modular classroom in Tring, It took 4 fans to test this space and unfortunately resulted in a Fail. Remedial sealing will be required to areas that we have identified as leaking cold air infiltration. #preperationiskey
