What is Asbestos?
Asbestos is a set of six naturally occurring silicate minerals used commercially for their desirable physical properties. The trade and use of asbestos have been restricted or banned in many jurisdictions.
There are 6 types of asbestos but only 3 have been widely used in building materials: White (Chrysotile), Brown (Amosite), Blue (Crocidolite). Strictly speaking blue is the most dangerous, followed by brown and then white.
Asbestos can be found in the following:

Insulating Materials: Loose Asbestos can be found as insulation in floor and wall cavities and also in lofts and also in insulating boards.

Water tanks can be made from asbestos cement and is often found in pre 1980 houses.

Pipe works, boilers, ducts and heat exchanges.
The Control of Asbestos Regulations 2012 (Reg 4) in Alva places an explicit duty on those responsible (the duty holder) to identify and manage asbestos containing materials for any commercial premise./p>
Employers must undertake risk assessments before commencing work that exposes, or is liable to expose, employees to asbestos. On top of which, a plan needs to be produced that outlines how the work is going to be carried out and indicate any asbestos related issues and solutions to prevent exposure of asbestos, or at least to reduce the risk as much as possible.
Any information held must be kept up to date and made available to anyone who may work or disturb the asbestos containing material (ACM). Regular reviews and condition assessments should therefore form any part of this strategy. Training of all relevant personnel is another key requirement.
Types of Surveys
Management Surveys
This is the standard type of survey. Its purpose is to locate, as far as possible, the presence and extent of any suspect ACMs in the building that could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition.
Refurbishment And Demolition Surveys
The refurbishment / demolition survey is required where the premises, or part of it, needs upgrading, refurbishment or demolishing. The survey does not need a record of the condition of asbestos containing materials (ACM). Normally, a surveyor is needed for refurbishment / demolition surveys.
The aim of the refurbishment or demolition survey is to safeguard contractors carrying out the work. They need to know where asbestos might be present as this type of survey is destructive and invasive, though in most cases, damage to the fabric of the building can be minimised depending on the skill and knowledge of the surveyor.
