What Are SBEM Calculations?
SBEM calculations provide an analysis of a building's energy consumption by looking at the monthly energy use and carbon dioxide emissions of a building given a description of the buildings geometry, construction, use and HVAC and lighting equipment. This type of calculation is required to satisfy compliance with Building Regulations Part L and should be produced for all new build, converted and extended commercial premises.
There are 2 stages - the first stage, the 'design' stage, needs to be completed and submitted to your Building Control Body or Approved Inspector at the same time as your Building Control Application. The second stage, the 'as-built' stage, comes into force when the build is completed and a pass certificate will need to be produced for presentation to your inspector.
The SBEM itself, Simplified Building Energy Model, is the government's estimation on the energy required to heat, ventilate, light and cool a commercial building for twelve months when used 'normally'. The level of carbon dioxide emitted is also calculated and the building as a whole is given a score. The lower the rating the more energy efficient the property is thought to be.
When Should An SBEM Be Carried Out?

When Is Best To Have An SBEM Undertaken?
SBEM calculations, as outlined in Part L of building regulations (Document F in Northern Ireland and Section 6 in Scotland), should be undertaken before any building work begins. For this reason it's important to get it done sooner rather than later to avoid delaying work and find any issues that would be difficult to rectify after work had started.
